RENTAL MARKET OVERVIEW
This overview is designed to give you GENERAL information about the rental market in Naples, Bonita Springs, and Estero. As with all generalities, there are always exceptions.
"Seasonal Rentals vs. Annual Rentals”
Annual rentals generate cash for longer periods of time than seasonal rentals Money comes in for 12 or more months rather than 2 or more months.
Seasonal rentals require the expense of adding furniture and decorations to the investment cost. If you plan to use this property during the “off season” then the furnished, turnkey rental is the one you want.
If you don't intend to use the property for a year or longer, the annual unfurnished rental is your best choice. Also, Unfurnished annual rentals have a higher demand than furnished annual rentals.
“Rental Season” is different than "Season"
“Season” is December through mid April “Rental Season" is basically January, February and March. With February and March as the highest demand months. November, December and April are not high demand months. The reason is due to the holidays! The key is "30 days or longer” Most Homeowner associations have minimum requirements on the length of stay which is 30 days. Most visitors only come for a week or two during the holidays.
Annual Season
June through November is the busiest time for the annual unfurnished rental market. Most families don't willingly move during the school year, the winter, or during the holidays.
Location and Amenities
Seasonal Tenants look for properties that are:
- Beach front or within walking distance to the beach
- Have golf included (bundled golf properties are the best value)
- Include amenities such as outdoor heated pools/spas, fitness centers, tennis, walk, biking
- Have updated furnishings and are well stocked
Annual Tenants look for properties that are:
- Priced competitively
- Close to school and/or work
- Allow pets
- Offer a community pool and fitness center
Remember, there are always exceptions!
