PROCURING TENANT/TENANT OCCUPANCY
- Direct Debiting for payment of tenant monthly rent
- Automatic credit check, reference check
- Use of National Tenant Registry to verify SSN; and research tenant’s prior rental history to ensure property is maintained to lease specifications
- Receiving and timely response to all inquiries via all mediums: letters, phone, email, website, referrals, previous clients
- Showing appointments; realtor showing appointments
- Utilizing prospective client database
- Periodic inspections to ensure property being maintained in accordance with lease
- 60 day courtesy call to tenant to confirm renewal of lease or lease termination
- Notification to owner of lease status
COMMUNICATION
- Maintain periodic feedback and communication to owner/investor regarding status of lease, tenant procurement, expenses, maintenance, repairs and other items as necessary
- Follow-up and response to owner directives and inquiries
INCOME & EXPENSE TRACKING
- Monitoring & receiving tenant monies due; monitoring & collection of late payments, fees
- Owner Direct Deposit of payments due (optional)
- Collection of advance monies due (first, last security, pet, etc)
- Timely processing and payment to owners
- Receiving & timely response to Owners/Investors inquiries and concerns
- Preparation of end-of-year withholding information: income, expenses, 1099
- Refund/Hold of advance security deposits
PROPERTY REPAIRS & TENANT ISSUES
- Receiving calls 24/7 Maintenance Emergencies
- Receive all calls for repairs and other tenant questions and concerns
- Coordinate with Contractors
LEASE TERMINATION
- 60 day courtesy call in advance to determine status of lease renewal or termination
- Advise to owner with pricing recommendations
- Advertising property, screening, procuring new tenant
- Inspect property prior to release of security deposits and pet deposits
- Collection of keys, garage and gate openers etc
- Schedule cleaning and repairs if necessary, for new tenants
- Recommend to Owner any maintenance or repair items necessary with quotes
- Dispersing of security funds
